The Story

About This Place

Brim Coffee House sits on Nguyễn Văn Hưởng directly across from BIS Early Years Junior Campus, a location that shapes its regular crowd. Teachers, parents, and campus staff receive a 20% discount on coffee, giving the place a loyal base of weekday morning regulars before the neighborhood fully wakes up. That familiarity shows in how the space functions: two long communal tables in the air-conditioned interior serve as dedicated work spots, the WiFi runs on a two-hour reset that staff extend without friction, and the bathroom is kept in noticeably clean condition.

The drinks are competent without being showy. Vietnamese coffee with condensed milk is the anchor order at 45k — cold, sweet, appropriately strong. The matcha latte has built its own following among the non-coffee crowd, and the iced americano is the cleanest option for those who prefer something bitter and simple. A cappuccino and croissant together come to 98k, which sits at the lower end of what similar setups charge in Thao Dien. Cold brew is also on the menu and handles the gap when the espresso machine is out of service.

The backyard is the detail that distinguishes it. Natural air moves through the open rear area even when the rest of the street is still, and there is a small sandpit tucked in for young children — which draws a subset of expat families who are otherwise hard to accommodate at café tables. Motorcycle parking is available at the front.

The trade-off is hours: weekends close at 5 PM, which cuts off the late-afternoon crowd that most Thao Dien cafés absorb. On those days, timing matters. On weekday mornings, when the terrace is quiet and the backyard is cool, it is one of the more functional places to sit on that stretch of the street.

It seems everyone had a different experience from mine. I went in around 5, studying the menu at the counter, only to be told AFTER I asked about decaf that their machine broke so they had cold brew and juices only. Wow, for a place named coffee, they should have told me when I started looking at the menu. Then the ground floor was half occupied by the staff who were about to eat their snacks/dinner. When they brought me my juice in a single-use cup, I asked if they have a normal glass, they said yes but couldn’t explain why they didn’t serve me one. Perhaps they were ready to finish their shift and go home. Such a shame because it looks really cool with the backyard and the kind of place I would enjoy very much.

Nice cafe that has inside AC space and outside terrace area. Their coffee is very good and Vietnamese coffee with condensed milk is 45k. The service is also good and the staffs are nice. There are 2 workable long tables in the AC area and the bathroom is also clean. Their wifi is a 2hour limit, but you can ask the staff to give you another 2hours if you want to sit longer.
